Brownfield Remediation – South Yorkshire
Residential Redevelopment
Project Overview
Terra Environmental was appointed to support the redevelopment of a brownfield site in South Yorkshire through the provision of contaminated land assessment, remediation design and verification reporting. The project required a structured, risk-based approach to identify potential contamination issues and demonstrate that the site could be made suitable for its proposed residential end use.
Our work was undertaken in accordance with recognised UK guidance and regulatory expectations, providing clear, defensible evidence to support planning and development decisions.
The Challenge
The site had a history of industrial land use, resulting in the potential presence of contaminants within made ground and underlying soils. Planning conditions required a robust assessment of land quality, identification of credible pollutant linkages and the development of an appropriate remediation strategy to address risks to human health.
Key challenges included:
- Managing uncertainty associated with historic land use
- Developing proportionate remediation measures aligned with the proposed development
- Providing regulator-ready reporting to support the discharge of planning conditions
Our Solution
Terra Environmental delivered a staged programme of works aligned with UK best practice and tailored to the site-specific conditions and development proposals.
Our scope included:
- Review of historical records, environmental datasets and site context
- Intrusive site investigation to characterise soil conditions
- Preliminary and detailed risk assessment to identify potential risks to human health
- Development of a site-specific remediation strategy
- Ongoing liaison with regulators and project stakeholders
- Verification of remediation works against agreed objectives
All assessments and reporting were undertaken in line with CLR11, BS10175 and relevant planning guidance.
